Aaditya Heights is a premium RERA-registered residential project developed by Sanghvi Group, located at Tardeo, South Mumbai, Maharashtra. The project details are as follows:

All bookings for residential units at Aaditya Heights are subject to the following conditions:
Floor plans, apartment dimensions, carpet areas, and specifications are indicative and subject to minor variations as permitted under MahaRERA guidelines. The final dimensions shall be as per the completion plan approved by Brihanmumbai Municipal Corporation (BMC).
All payments must be made strictly in accordance with the payment schedule specified in the Apartment Buyer's Agreement (ABA). Accepted modes of payment include:
Important: Cash payments are strictly not accepted under any circumstances. Delayed payments will attract interest as specified in the ABA, typically at 2% per month on the outstanding amount.
Home loans are available from approved lenders including HDFC Bank, State Bank of India, ICICI Bank, and Axis Bank. Loan eligibility is subject to each lender's own criteria and Sanghvi Group makes no guarantee of loan approval.
Possession of the residential unit shall be offered to the buyer upon receipt of the Occupancy Certificate (OC) from the Brihanmumbai Municipal Corporation (BMC). Handover is conditional on:
The expected possession timeline communicated at the time of booking is subject to statutory approvals, force majeure events, government orders, acts of God, or labour disputes. The Company shall provide regular project updates per MahaRERA regulations. In the event of material delay, remedies shall be as defined under the Real Estate (Regulation and Development) Act, 2016 (RERA).

Any dispute, controversy, or claim arising out of or in connection with these Terms, or the breach, termination, or invalidity thereof, shall be subject to the exclusive jurisdiction of the competent courts in Mumbai, Maharashtra, India.
All matters relating to the project are additionally subject to the Real Estate (Regulation and Development) Act, 2016 (RERA) and the rules framed thereunder by MahaRERA. The Company is an ISO 9001-2008 certified developer and is fully compliant with all applicable RERA provisions.
The Company reserves the right to modify, update, or replace any part of these Terms and Conditions at any time and without prior notice. All changes become effective immediately upon posting on this website. The date of the latest revision will be indicated at the top of this page.
