By accessing the Aaditya Heights website, attending a site visit, or entering into any booking or agreement with Sanghvi Group ("the Company"), you agree to be legally bound by these Terms and Conditions. 2. About the Project

Aaditya Heights is a RERA-registered residential project developed by Sanghvi Group at Tardeo, South Mumbai. The RERA Registration Number is P51900007497, registered with MahaRERA (Maharashtra Real Estate Regulatory Authority). All project details, including floor plans, possession timelines, and amenities, are governed by the registered RERA documents.

3. Property Booking

All bookings for residential units at Aaditya Heights are subject to:

• Payment of a non-refundable booking amount as specified in the booking form
• Execution of the Letter of Allotment (LOA) within 7 working days of booking
• Compliance with the payment schedule outlined in the Apartment Buyer's Agreement (ABA)
• Bookings are confirmed only upon receipt of the booking amount and signed LOA
• The Company reserves the right to cancel a booking upon non-payment of dues within the stipulated timeline

Floor plans, apartment dimensions, and specifications are indicative and subject to minor variations as permitted under MahaRERA guidelines.

4. Payment Terms

All payments must be made per the schedule in the ABA via cheque, demand draft, NEFT/RTGS, or other approved banking channels. Cash payments are strictly not accepted. Delayed payments will attract interest at the rate specified in the ABA. Home loans are available from HDFC Bank, SBI, ICICI Bank, and Axis Bank, subject to their respective eligibility criteria.

5. Possession & Handover

Possession of the residential unit shall be offered upon receipt of the Occupancy Certificate (OC) from the Brihanmumbai Municipal Corporation (BMC). The expected possession timeline communicated at the time of booking is subject to statutory approvals, force majeure events, government orders, or natural calamities. The Company shall provide updates per RERA regulations.
